Affluence is derived from DLD real-estate transactions — sale price per sqm, normalized across 146 areas. Commercial density is the count of operating POIs per square kilometre, banded into deciles. Both update with each Overture and DLD refresh.
Built on /api/spatial/neighborhoods and /api/clustering. Pass any combination — results stream back in under 200 ms.

For other emirates we approximate using POI mix (luxury retail, fine dining, premium fitness) until DLD-equivalent feeds are connected. Every score in the database links back to a source row.
